Reservation Policies for Short-Term Vacation Rentals

To confirm a reservation, a 50% deposit of the total amount is required. The remaining 50% must be paid 48 hours prior to check-in via bank transfer or credit card. Checks and American Express (Amex) cards are not accepted. Payments can be made to our USD accounts at Banco de Costa Rica (BCR), Banco Nacional (BNCR), PayPal, or Wise. Any fees associated with bank or financial intermediaries are the responsibility of the client. The full amount stated in the reservation request must be received by Habitat Vacation Rentals. Any difference will be added to the balance due at check-in.

For Christmas, New Year, and Easter (Semana Santa) periods, the remaining 50% must be paid 7 days prior to check-in via bank transfer.

A security deposit is required upon arrival and will be processed via credit card. Once the property has been inspected, the pre-authorized amount will be released. In case of damages, charges will be based on the extent and actual cost of repairs.

The number of guests allowed in the property is limited to those confirmed in the reservation. If additional guests stay without prior authorization, a $50 per night per extra person fee will apply.

Quiet hours: 9:00 PM to 8:00 AM

Pets are not allowed. If a guest arrives with a pet without prior authorization, they will not be allowed to stay, and no refund will be issued.
Security Deposit Policy for Short-Term Vacation Rentals

A valid credit card is required at check-in to process the security deposit. Only Visa or Mastercard are accepted (no American Express or Discover).

Habitat Vacation Rentals will place a hold of up to $300 USD on your credit/debit card as a security deposit. This amount will be released within 3 business days after check-out, provided no damages are reported.

Any damage, loss, or incident reported will be deducted from the deposit. If damages exceed the initial deposit amount, Habitat Vacation Rentals reserves the right to charge the remaining balance to the guest’s credit card.
Cancellation and Refund Policies for Short-Term Vacation Rentals

A $50 cancellation or modification fee will be deducted from any applicable refund.

Stays of 4 weeks or less:

100% refund (minus $50) if canceled 30 days or more before arrival.

50% refund (minus $50) if canceled between 14 and 30 days before arrival.

No refunds if canceled within 14 days prior to arrival.

Stays longer than 4 weeks:

100% refund (minus $50) if canceled 30 days or more before arrival.

50% refund (minus $50) if canceled between 14 and 30 days before arrival.

No refunds if canceled within 14 days prior to arrival.

No refunds will be issued if the guest arrives late, leaves early, or decides not to stay at the property.

We reserve the right to terminate your stay without refund or compensation if behavior is considered inappropriate or disruptive to us, neighbors, or other guests, or if any reservation or stay conditions are violated.
Long-Term Rentals (30 days or more)
If your stay is for 30 days or more, please contact us by email. A specific rental agreement will be prepared with terms and conditions tailored to the property.
