General conditions


Reservation Policy
* To reserve we require a 50% deposit, it can de paid to our US$ Bank Account or Paypal. All transaction fees/ bank commissions has to be paid by the guest. To the account of Habitat Vacation Rentals has to reach the full amount of the indicated rental fee. Any differences will be added to the balance due to be paid in cash at check in.
 
* Final payment, remaining balance has to be pay in cash at check in. If for any reason you prefer to pay by Paypal you will need to cover the paypal fees. To the account of Habitat Vacation Rentals has to reach the full amount of the indicated rental fee. 
* The final payment, remaining balance, for the period of CHRISTMAS, NEW YEAR and EASTER WEEK should be cancel 7 days prior check in to the vacation rental, payment can be process through paypal or wire transfer. If for any reason you prefer to pay by Paypal or wire transfer you will need to cover the transaction fees. To the account of Habitat Vacation Rentals has to reach the full amount of the indicated rental fee.
* Security deposit is requiere by credit card, it will be refunded 2 days after check out, once the cleaning of the house is done.
* Check in at 3pm. Check out at 11am.
* The number of guest authorized to stay at the vacation rental are the ones confirmed on the booking reservation. If for any reason more people is staying at the house without being authorized prior to check in, there will be an extra charge of $50 per person per night .
* Pets are NOT allow in any of the houses, you need to have authorization from Habitat prior arrival to come with your pet. If you show up with your pert without our authorization you are not going to be allow to stay at the house and will lose the money you paid.
* The last check in we do is at 7:00 PM, if you are coming later please let us know ahead to coordinate your check in. Late check ins have an extra fee of $20 from 7pm - 9pm. Late check ins from 9pm - 10 pm have an extra fee of $50. NO late check ins after 10pm.

Security Deposit Policy
*A valid credit card is required at check-in.The security deposit must be held on a valid credit card (Visa or MasterCard), American Express and Discovery Card are not accepted.
*Habitat Vacation Rentals will run authorization on your card and place a US$ 300 - US$ 1000 hold on your credit card as a security deposit. Security deposit will be released within 2 business days after check-out. Any damages, lost or any incidentals reported in the vacation rental will be deducted from the security deposit. If damages and / or lost amount is greater than the initial security deposit amount, Habitat Vacation Rentals reserves the right to bill the remaining balance to guest’s credit card. 
* In long-term rentals, if for any reason you decide to leave before or not to stay in the place, there is NO refund of the security deposit, nor reimbursement of the rent paid, as stipulated in the rental agreement.
 
Cancellation & Refunds Policy 
* $50 cancellation fee deducted from any refund.
*Rentals
* Rentals >=4 weeks: 100% refund (minus $50) for cancellations more than 60 days before arrival; 50% refund (minus $50) for cancellations 30-60 days prior to arrival; no refunds within 30 days of arrival.
* No Show or early departure NO refund.
